    Society of Chartered Surveyors Report – Real Cost of New House Delivery

    Presentation Synopsis:

    The Society of Chartered Surveyors recently launched a major report on new house delivery costs, based on a detailed study of 8 live house building projects with a minimum of 30 units either under construction or just completed in the Greater Dublin Area.  The study was undertaken by the Society to make real-time, evidence based data available to the industry, policymakers and stakeholders to better understand the economic factors at play and to help solve the current housing crisis.

    The Report shows that the cost of building a new house, at €330,000 incl. V.A.T., is now €45K more than the median asking price of a 3 bed semi in the Dublin area and that the cost of building the house from foundations to roof and completing the estate roads and drains is only 45% of the overall delivery cost, with the remainder made up of land costs, levies, fees, finance and V.A.T.  The report also provides proposals and analysis of a number of cost reduction options available to policy makers to encourage and support the necessary supply of new housing.
